  • Due diligence for M&A property transactions - Established and implemented new procedures for due diligence involving property transactions, such as leases, aquisitions of existing facilities, construction of new facilities, and divestitures.

 

  • Liability identification,  assessment, and valuation - Comprehensively evaluated due diligence and property records to identify environmental liabilities in support of financial disclosure and risk management efforts.

 

  • Liability management - Managed investigation and remediation efforts at several locations with soil and groundwater contamination, some with offsite concerns. Worked collaboratively with public health and environmental regulators, facility management and employees, public relation firms, local government officials, consultants, and attorneys to implement communications and mitigation plans.

 

  • Compliance engineer for Canadian facilities - Established credibility with the Canadian team and facilities, documented the requirements of Canadian laws, regulations, and guidelines, developed compliance checklists and best management practices, conducted compliance audits, and completed regulatory reporting.

 

Mn/DOT/Light Rail

 

 

  • Environmental due diligence for property acquisition - Collaborated with professionals from many Mn/DOT functional areas to develop a new due diligence process for acquisitions of properties of a high risk of environmental liability.  The process successfully was integrated into Mn/DOT's existing processes and databases.  Mn/DOT has been implementing the process since 2011.

 

  • Environmental compliance - Central Corridor Light Rail Construction - Managed environmental compliance during light rail construction between St. Paul and Minneapolis.  Negotiated conflict and built consensus around controversial contamination and public safety issues among the sometimes conflicting interests of designers, local governments, regulatory and permitting agencies, property owners, utilities, contractors and construction staff, consultants, and the public.

 

  • Project management - Concurrently managed the environmental aspects of dozens of transit and transportation projects through pre-design, design, acquisition, construction, and post construction phases.

 

  • Employee training - Presented environmental awareness and process training to design, construction, maintenance, and right-of-way engineers.

Best Buy

 

 

  • Environmental Project Management - Redevelopment - Managed environmental due diligence and remediation for the construction of the Best Buy corporate headquarters in Richfield, Minnesota.  This project involved large-scale redevelopment and demolition of commercial, industrial, and residential properties.  Worked collaboratively with clients and their legal, consulting, and construction teams and local and state government agencies to complete the project on time and on budget and to obtain regulatory closure for the landowner.

MPCA

 

 

  • MPCA Brownfields Program - technical review -  Provided technical assistance and review and issued various assurance letters to promote the investigation, cleanup, and redevelopment of properties contaminated with petroleum and/or hazardous substances.  Customers included property owners, prospective purchasers, developers, redevelopment authorities, lending institutions, non-profit organizations, and local units of government.

 

  • Revelopment projects - Reviewed hundreds of due diligence and remediation reports for numerous Brownfields projects located throughout the state of Minnesota.  Interpreted data to develop conceptual site models to guide decision-making.  Worked collaboratively with customers and their legal and consulting teams, local government agencies, other state agencies, and contractors to develop win-win solutions for redevelopment projects.
